In recent years, as China increasing the investment in infrastructure, the growth rate of construction industry has rising steadily, while the expansion of real estate construction also increased the market share in the construction industry. Construction project has it's own particularity, such as uncertainty and long cycle, which affect the profit of construction project. During the execution of the construction project, the labor, material and machinery all cost intensively. But the traditional construction project management for cost control is not very seriously, or even mostly extensive management, which will result in the waste of resources and also be out of tune of the current "saving society" concept. Combined with the actual situation of Wei fang Jinhe Gardens Real Estate, this paper conduct study on cost management and control of the real estate construction, which is for reference of the same project.This paper is divided into seven parts, the first part is Introduction, introduces the research background and significance, research status, the main contents of the thesis, research methods and innovation. The second part outlines the project cost management purpose, significance, tasks and related theories. The third part briefly describes the Wei fang Jinhe Garden projects, analyzed the project cost management problems. The fourth part is the cost management on preliminary stage of project, including goal of management, application of the bidding process ABC classification and measures on improvement. The fifth part is the project cost management during the construction process, mainly discussed the project cost management of labor costs and consumables material management, the negotiation and change management, the cost and quality control, the relationship between duration and security processing. The six part is the cost management after completion, including the final accounts on completion of the project, cost inspection of the project after completion, statistical cost accounting work. The last part is the conclusion and outlook.
