With the acceleration of urbanization process and the expansion of city scale in China,the contradiction between urban transportation supply-demand and housing supply-demand are becoming increasingly prominent,the benign development of urban living layout and spatial structure have attracted more and more attention.Based on the increasing diversity of urban housing supply-demand and the increasing diversification of individual needs of urban residents for residential areas,this paper studies on the theories and methods of residential choice under the conditions of different location characteristics and residents' attributes,so as to provide a theoretical basis for coordinating the urban dwellings' layout and spatial structure as well as promoting the cities' sustainable development.The details are as follows:The first chapter is an introduction part.It describes research background,objectives and significance of the relationship between location characteristics,residents' attributes and residential choice;it analyzes the research status at home and abroad,and points out the problems existing in the emergence stage.Combining the problems,the main research work of this article is introduced.The second chapter involves some main concepts of residential choice,fuzzy mathematics and traffic science,which lays the theoretical foundation for the follow-up work of this paper.In the third chapter,the greening rate of the community,the accessibility of the traffic,and the completeness of facilities around the community are used for quantitative modeling to the influence of location characteristics on the residential choice by fuzzy means.Taking into account the differences in the importance of location characteristics for different age residents,we obtained the degree of compatibility between various qualitative influence factors and importance degrees of each community through fuzzy quantification of the residents' focus degree to each qualitative factor.Combining quantitative constraints such as household income and housing prices,the fuzzy comprehensive evaluation of the candidate districts for residents is obtained by fuzzy integrals in order to obtain the residence with the largest family utility.The results show that young families choose their residential areas with high shopping facilities in commuting destinations or near destinations as much as possible;Middle-aged families choose their residential areas with good teaching resources in commuting destinations or near destinations as much as possible;Elderly families choose their residential areas with good medical and shopping facilities.By elevating teaching resources of the community 30 located in the suburbs,low-income families quickly move to the community 30,which leads the number of families in the community to grow by around 7%;while the middle and high-income families rarely choose the community 30.During the urban planning,we should grasp the location characteristics and residents' attributes of mobile families accurately,formulate a reasonable urban planning policy and guide it afterwards,so as to achieve the purpose of optimizing urban spatial structure.In the fourth chapter,we summarize the main work and innovation of the full text,reflect on the deficiencies in the paper,and point out the direction for further efforts in the future.
