| It is not only challenges but also the opportunity to the real estate industry of our country small cities and towns with the rapid development of the urbanization in China.And the competition century for the 21st century,facing to the common investment opportunity , each kind of investor needs to understand key factors that influence city real estate’s investment clearly to hold the objective circumstance of the investment item of that district real estate betterly.By reviewing the summary of the study results of the real estate investment impact factors,this thesis classifies the influencing factors of the small cities and towns.On the basis of the relevant research result of domestic and international scholar,we extracts 23 variables reflecting the six aspects of natural geographyã€economic factors, market,infrastructure, social, policy factors through AHP method and establish a new evaluation model for the real estate investment .At last,we make use of this model in the real estate investment evaluation of Chao Hu City, Anhui province. And we find out ten key impact factors influencing the small city’s real estate investment.Based on the real estate evaluation model,this thesis will provide a more systematizing investment analysis tool for the real estate investors,and it can make the investment companies have a clear understanding to different cities’ real estate markets,and help them make a right choice in the real estate investment. |
