With the rapid development of our economy and the speeding up of urbanization,people are more and more concerning about the property management of the community.Property management is the objective demand of the real estate economy marketization and commercialization of housing and the inevitable product,it is not only an important part of real estate management,but also an important part of modern city management,it is a matter of families, also make a direct impact on society, economy, environment and various aspects of society.With the sustained and rapid development of housing construction and the expansion of the scope of old residential area,the rapid development of property management will play a positive role in increasing employment.Some property management companies make their great efforts to improve the service level of management, at the same time, also cooperate with related departments and community organizations to actively develop community culture activities, which enrich the sparetime life of residents, promote the physical and mental health of the residents and promote to form a more harmonious relationship between the neighborhood and good social fashion, and also promote the construction of community spiritual civilization.Customer is the core power of enterprise development, customer satisfaction is very important for the survival and development of an enterprise, the improvement of the customer satisfaction not only increases customer loyalty to the enterprise, also indirectly promote the improvement of the enterprise profitability, and enhance the economic strength and competitiveness of enterprises.Therefore,it is very important to meet growing demand of various aspects of the owners, improving the quality of property services and the satisfaction of owners in the process of property management.This paper aims to research the satisfaction situation of the property management in sun bank residential areas in luohe, henan province.Therefore, questionnaire to the people who live in the areas to collect data.Through the research of the factor analysis of the relevant data,six main factors are obtained,separately named as security aspect, value-added service aspect, traffic management aspect, basic service aspect, complaint service aspect and service personnel aspect.Through the analysis of variance of the investigated owner’s information,and factor scores are sorted to draw certain conclusions.To identify the several low satisfaction services of the owners,and put forward relevant suggestions and countermeasures for its property management company reference. Good property management can not only improve people’s living and working environment, but can improve cities’ appearance, encourage people to live and work in peace and contentment, improve people’s mental outlook;promote interpersonal harmony and social long term stability, many improvement of the property management also effectively promote the positive cycle of the urban ecological environment.
