Property management industry as a derivative productof the real estate boom in after m ore than thirtyyears growth and development of our country, have developed from a single ty pe of initial to a wide range of services.As of 2014, China has registered a number of propert y management companies close to 40,000, the annual output value of more than a trillion ind ustry employees has reached more than 600 million people and 20% annual rate of rapid exp ansion. Property services industry has become a sunrise industry. Currently, gradually raise t he living standards of the people, everywhere are residential areas from hundreds of thousan ds to millions.People not only for their quality residential and residential environment layout , landscaping and environmental requirements are high, while the requirements and standard s of residential property management services and also improve synchronization.However, th e property management industry in the process of evolving also highlights the many issues th at hinder the development of the industry, such as:construction lag, property management sy stem management costs rise, missing market price adjustment mechanism, property manage ment personnel shortage, industry blur the division of responsibilities, the owners of consum er attitudes and personal qualities to be improved, the contradiction between the property and the owners, etc. Potential problems not only affect and hinder the healthy development of th e industry, but also affect the quality of life.Property Services issues expanded into a widespr ead social problem, not only restricting the development of the industry, but also bringing a h armonious society potential pitfalls. Based on the outstanding issues for property developm ent, taking as the research object, the use of management principles Loudi "Jitaibangchen" re sidential property management, combined with the theory of international research on the mi cro level and macro-level property management as well as Practice research on property man agement, residential property management status analysis Loudi "Jitaibangchen", on the "Jita ibangchen" residential property management analysis of the problems.For the development o f the problems in the process of induction,we learned from the mature experience in propert y management, and proposed countermeasures to solve the problem, including the strict impl ementation of the undertaking inspection standards to strengthen and improve the property P roperty propaganda service quality, improving staff welfare and social identity, strengthening Management methods and business philosophy, strengthening recruitment and education an d training requirements, at the same time,increasing employee benefits and social identity, bu ilding property management information system, to achieve promote economic development management property management, as well as to provide a theoretical basis of harmonious society.
