Abstract/Summary:
Under the background of extensive investment and vigorous construction of urban transit,urban rail transit plays an important role in urban public transportation as an efficient,punctual and energy-saving transportation mode.The research results show that among the influencing factors of regional economic development,urban rail transit has the most obvious effect and produces obvious social benefits.As a large-scale public facility,China’s urban rail transit has the government’s leading investment and construction.The project is huge and the huge amount of working capital is invested in the later stage,which leads to the loss of rail transit operation.Therefore,it is of theoretical and practical significance to explore the relationship between urban rail transit and residential price from the perspective of spatial effects..In this context,the analysis of rail transit and residential prices can improve the existing research results in China,and also provide reference for buyers,developer location pricing and government transfer of land.Taking Xi’an Metro Line 3 as an example,the Hedonic Price Method is determined as the main method of empirical research to analyze the residential price after the model applicability analysis: summarizing the Location Theory and the Hedonic Rrice Method and related literature,combing the urban track Traffic to residential price measurement indicators;refine the indicator variables affecting residential real estate prices,collect data through actual surveys,statistical analysis,etc.,establish a research system;determine the residential real estate prices from the perspective of urban rail transit the value added.Based on the transaction sample data of the residential real estate market along the Xi’an Metro Line 3 from 2015 to September 2018,the research conclusions are as follows: Based on the accessibility theory,the difference in radiation radius is obvious;the influence range of urban rail transit on residential prices along the line is not constant,and gradually increases with the increase of distance from the city center,showing an inverted U-shaped distribution;There are many kinds of factors affecting the rise of residential prices.The distance from the urban rail transit station,the distance from the city CBD,the educational facilities such as the living facilities,the residential building area,the residential decoration,the age of the house,and the property fee all affect the residential price around the urban track site;The spatial effect study shows that the urban rail transit station has a radius of influence of about 2,500 meters,and the value-added effect is most significant in the range of 500 to 1000 meters from the rail transit.
