Since Reform and Opening Up,the need for construction land increase very quickly because of the industrialization and urbanization, but the land resource become more and more scarce, so we need to improve the construction land allocation efficiency. Based on other scholars’ research, this paper selects the data of 285 cities in China as the object form 2003 to 2012, and built a construction land allocation efficiency index evaluation system with multi input and multi output. The system has considered the economic benefits, the social benefits and the environmental benefits of the construction land, and the integration of environmental pollutants has been considereded in the system as well. Then, this paper calculate the land allocation efficiency by DEA software, and analysis the dynamic changes of the construction land allocation efficiency by Malmquist Index. Next, the spatial data exploration and analysis(ESDA) is used to study the spatial differentiation characteristics of the construction land allocation efficiency, and carry out the global and local statistical analysis. With theoretical analysis and Tobit regression model, this paper empirically analyzes the influence of seven factors on the construction land allocation efficiency. The regression analysis results of the eastern, central and western regions of China is carried out and being compared. Finally, this paper use of dual C2 R model equations to obtain construction land allocation efficiency optimization of input and output adjustment programs, and shows a brief analysis. The main conclusions are:(1) Construction land allocation efficiency of the overall increase, but effective units is still less. The power source of efficiency improvement is technological progress, industrial transformation and upgrading caused technical regress in 2009 to 2011.(2) Construction land allocation efficiency showed a larger spatial difference, the allocation efficiency of those area which is near ―The Belt One and Road‖ have significant growth. Tendency, with the presence of a national strategy coincide trend. There is a significant spatial autocorrelation, high value and low agglomeration coexist, hot and cold spots in desalination.(3) The regional economic level, the land market rate, land price, population density has a positive effect on the construction land allocation efficiency, industrial structure, land finance, land urbanization rate in different regions showed different effects.(4) The input-output adjustment programs showed major inputs need to be adjusted to both secondary and tertiary industry practitioners and environmental pollution, the need to increase output of the main aspects of tertiary industry GDP and per capita road area. |
