A Study Of Influential Factors Of Our Country Real Sstate Enterprise Financial Performance In Perspective Of Stakeholder

By the effects of the central government, local governments, the news media, the interests of the customer(crack) and other parties to group game, the real estate market has become further complicated. How in the game process between the contradictions and conflicts, seize the opportunity and meet the challenge, realize their own long-term development, is an urgent problem in the real estate developers. Existing research from the Angle of the government macroeconomic regulation and control to speculate about the policy direction, and then implementing policy research on the influence degree of the real estate enterprise operating performance, and ignore the effect of related interest subjects. Therefore, based on the theory of stakeholders, in a larger scope to analyze influence factors and mechanism of the business performance of the real estate enterprises in our country.First of all, using the method of literature review, based on the domestic and foreign research results and related theory, define the concept and scope of stakeholders. On this basis, combing the domestic and foreign real estate enterprise financial performance and performance management research, to determine the impact of real estate enterprises subject to stakeholders relations between shareholders and creditors, supplier relations, employee relations, customer relations and government relations.Second, adopt the method of combining dynamic analysis and static analysis, from the profit ability, operation ability, debt paying ability and the ability to resist risks from four aspects, analyzes the present situation of the real estate enterprises in our country, put forward the mechanism of the factors in which the stakeholders.Then, adopt the method of empirical research, based on China’s real estate listed company financial data from 2004 to 2012, using Eviews6.0 software build panel data regression model, validate the factors that affect the performance of the real estate enterprise financial stakeholders, the research conclusion.This paper drew the following conclusions: the influence of various factors on the real estate enterprise financial performance difference obvious, government relations is the key factor for real estate enterprises to resist risk, customer relationship is an important factor to stabilize the market for real estate enterprises, supplier relationships is the power of real estate enterprises continued operating security.
