Research On Real Estate Listed Companies’ Financial Performance Influencing Factors

China’s real estate industry is a gradual industry with the economic development andhousing system reform. It is an important position and role in the national economy. Realestate is closely related to everyone. Listed real estate companies as a representative of thebest in the industry is buffeted by concern, find out the factors which affect the financialperformance of listed real estate companies is particularly important. Therefore this researchattempts to reflect a more comprehensive factors affecting the financial performance of listedreal estate companies by combined theoretical and empirical research methods, from internalfactors and external factors.Paper firstly presented research background, significance and method. Introduced theconcept of financial performance and some relevant theories. Then brief description of thecurrent situation of listed companies in real estate and real estate development in China.According to the relationship between the performance of listed real estate companies proposea hypothesis. Next is the section of design. Firstly, select four classes and eight indicators asan initial performance measurement indicators for principal components analysis andestablishment of integrated performance evaluation. From ownership structure, capitalstructure, the board of directors, company size and real estate climate index selection criteriaas arguments, with integrated performance, set up the regression model. Finally, as aconclusion, make some reasonable suggestions for China’s real estate industry based on theempirical results.In this paper，the internal factors are analyzed and the external factors are introduced tothe model, thus the theme of the research was presented comprehensively. The compositiveperformance obtained by various financial indicators was used as the dependent variable, thusthe study becomes more convincing. The key factor which affects real estate industryperformance is find out through the research of this paper, thus making the enterprisemanagement more effective. According to the development of the real estate industry, theauthor of this paper provides some practicable advices which have practical significance inhow governments ’macro-regulation policies are developed and the management decisions ofreal estate industry.
