Research On The Influence Of The Market Structure Of The Value Chain On The Cost Of Housing Industrialization

Since housing industrialization in our country for the first time officially proposed, after 20 years, only some large and medium-sized cities and economically developed part of the real estate related enterprises assimilate into the wave of housing industrialization development. The development of housing industrialization in our country is imbalanced and slow. Compared with the traditional development pattern, housing industrialization as a new housing development mode, can greatly enhance the level of construction quality, shorten the construction period, and reduce the generation of construction waste. Therefore, pushing forward housing industrialization continuously is an important development direction of housing construction in our country.Housing industrialization in the value chain link is numerous, involving enterprise including design, construction, building materials, real estate, logistics, etc., each enterprise to create the value of the function itself to housing industrialization system, constitute the value chain of housing industrialization organization structure, and promote the development of housing industrialization in our country. Cost factor, however, is currently one of the bottleneck factors restricting the development of housing industrialization in our country, for real estate enterprises and capital intensive construction related corporations, how to solve the incremental cost, as a result of housing industrialization, is one of facing the problems in the process of housing industrialization.In this paper, on the basis of existing research, first of all housing industrialization housing industrialization incremental cost analysis, value chain and build housing industrialization incremental cost and the corresponding relationship between housing industrialization value chain each link; Then through the questionnaire and analytic hierarchy process (AHP) to housing industrialization value chain, this paper analyzes the factors which influence the market structure of each link, find out the key factors influencing the market structure of each link, puts forward the types of market structure of each link and each link of value chain how market structure affects the housing industrialization incremental cost analysis.On the basis of above research, this paper puts forward the proposals and countermeasures for optimizing market structure of each link, in order to by optimizing the market structure of housing industrialization value chain each link, to a certain extent, reduce the incremental cost of housing industrialization, promote the healthy and orderly development of housing industrialization in our country.
