A Study On The Coordinated Development Between Incremental Housing Market And Stock Housing Market

Incremental housing market and stock housing market are the main components of the housing market, the operation of two markets will directly affect the development of the housing market. In our country's housing market, incremental market occupies a dominant position, and many cities'stock housing markets are still in the initial stage of development, which have lots of defects, such as small-scale transactions, distributed transactions, inadequate supporting mechanisms and so on, those hampered the positive interaction between the incremental market and stock market seriously, because of it, the housing market appears: the price of incremental market is too high, the supply structure is irrational, people's housing consumption demand can not be met and so on. Therefore, it is a important topic for us to think that how to make incremental housing market and stock housing market coordinated, which is not only benefit for healthy development of the housing market, but also conducive to promoting the welfare level of the whole society.Firstly, the paper analyzed the laws of the real estate market, the characteristics of incremental market and stock market, the Interaction mechanism between incremental market and stock market respectively by using the micro-economics theory, and then came to a conclusion that the two markets have a positive relationship; Secondly, on the basis of analyzing the coordination theory, it chose ten indicators to construct an evaluation system of incremental market and stock market, and adopted the principal component analysis and fuzzy comprehensive evaluation model for researching the state of the two markets'coordination; Finally, it took Wuhan as an example to make empirical analysis. Study showed that: from the year 2000 to 2007, incremental market and stock market of Wuhan have been staying in a moderately coordinated state.
