In recent years, with sustained development of Chinese economy, the needs of improving people’s life quality promote the rapid development of the real estate. However, after experiencing the past ten growing years, real estate has entered a period of adjustment now for the change of relationship between supply and demand and also the increased degree of market. The increasingly fierce market competition requires that real estate developers must be timely rectification and improve their competitive advantage for an invincible position in order to obtain development.In this paper, as the research object to project management of real estate, on the basis of the digestion and absorption in research and application of project management theory, combining with the characteristics and status of Xi’an TDY company’s project management, using the analysis of system process, schedule, quality and cost of the project management, to establish a maturity model which fits to Xi’an TDY company project management, and explore its effectiveness. Firstly, through Xi’an TDY company’s existing project management status and problems, using a comprehensive analysis of the reasons for its project management’s issues. Secondly, according to the characteristics of enterprise organization and orientation of project management, this paper provides an optimization scheme for existing issues of Xi’an TDY company. And then to meet the premise of the project management of Xi’an TDY company, based on the implementation process of project management for further improvement, and put forward the optimization of project management measures, safeguard measures and the implementation problems need to be noted. Through analysis, research and optimization of the system process, progress, quality, cost and other aspects of project management in Xi’an TDY company, we try to solve the problems encountered in the current stage on project management, and ensure the real estate project management can be effectively controlled, in order to achieve the goal of scientific, efficient, high quality, reasonable cost, controlled risk and value realization. Through research of Xi’an TDY company project management, we try to find out the advantages and disadvantages of the project management for better effect.Based on the experience of project management from a project manager of a middle scale real estate company, this thesis makes good use of practical research and rational view to explore the survival and development method of non first class brand, and further improve operation mode of TDY company’s sustainable development, adapt to the fierce market competition and achieve the goal of maximizing the enterprise’s core value. Through the research of the project management of TDY company in Xi’an, it would help to improve the level of project management. |
