Hangzhou Village In City Reconstruction Study On The Rural Resettlement Housing Agent Construction Management Based On The Perspective Of The Principal

On February 9,2010, the Hangzhou Municipal Construction Committee issued the "Hangzhou city demolition resettlement housing project construction agent system implementation details (tentative)" (Hangzhou Jiancun change [2010] 54) encourage Hangzhou reconstruction of the village of the agricultural population resettlement housing to carry out on behalf of the construction management. The implementation of agent construction system management mode effectively solves the problem of "investment, construction, supervision and use". But the current generation system is still in the process of continuous improvement, there are still some problems have not been solved, such as the problem of risk transfer, the constraints on behalf of the construction unit is not enough, the incentives for the construction unit is not enough, and so on.This paper is based on this background, analyzes the theory of separation of powers, public management theory, principal-agent theory, the theoretical basis, the use of literature analysis, theoretical analysis, empirical research and other methods, systematic analysis of the construction management. The characteristics of project management are summarized, and the typical models of three regions in, Shenzhen and Beijing are analyzed and compared with the typical model of, Shanghai and Hongkong. On this basis, the countermeasures and suggestions for further improving the construction system are put forward, in order to improve and develop the project management and the effective implementation of the project management.The author of this paper is to study the management of the construction of the construction management in the perspective of the principal part, and to some extent, help the client to carry out the construction project. How to study the construction management, to effectively implement the agricultural projects, has a great and far-reaching significance.
