With the rapid development of China’s real estate market and the rapid rising of house prices and the government’s price controls,the real estate project cost management has become the main target of the real estate companies and become one of the important channel to boost profits. Especially in sanya, due to fierce competition of the real estate project, the project cost management has become a top priority of real estate companies. This article takes Hehong Sunshine Holiday project of sanya hehong real estate company as an example, to research and analysis on the project cost control. This study for real estate project cost control has a certain theoretical and practical significance.This main research ideas as follows. The first part is the background and research significance and the corresponding theory of the thesis, then, analyzed the actual cost management of the the sanya hehong real estate company, and combining with the actual situation and sanya hehong holiday sunshine project, the paper analyzes the current situation of the company’s cost management. The second part is study the cost management and the main reasons of sanya hehong sunshine project. The third part, to give some suggestions to deal with the cost management problems of this project.Based on the understanding of related concepts and the research status at home and abroad circumstances, this paper analysis of the existing problems in the process of project cost management from cost management, management method and management process, and on this basis, analysis of the project should be how to develop the cost management. Finally, mainly from the project construction process analysis how to carry out cost management, including the establishment of efficient management organization, strict management, strengthen the general contracting unit for a material management, strengthen the construction contract change process visa management and quality management.
