This paper’s research object is the expropriation land of our country. Through to the land of our country’s existing value-added theory source of non-agriculturalization of farmland,it is a comb to analyzed the appreciation and value added mechanism of non-agriculturalization of farmland. The paper designed to build value-added source and the theory framework of value-added mechanism to non-agriculturalization of farmland, thus to provide the management to the problems of appreciation income of land conversion clearly and feasiblely.This paper first is combed the existing land value increment theory, and take the theory of marxist land rent land price as the main basis, analyzed the definition and sources of non-agriculturalization of farmland value, the essence of non-agriculturalization of farmland value is increased the land rent capitalization price after non-agriculturalization of farmland, the increased price is a performance of the non-agriculturalization of farmland.Main sources of value-added theory source of non-agriculturalization of farmland is the investment value and supply and demand value, this paper discusses the purpose of conversion of land is to make the investment value and the appreciation from the recessive to dominant condition of supply and demand, and discusses the other factors how to affect the investment value and supply and demand of non-agriculturalization of farmland value influence. Second, by further analyzing the value structure of non-agriculturalization of farmland value before and after, build the calculation method of non-agriculturalization of farmland value and according to the node of land transfer and the subsequent development after the transfer, the value is divided into value-added incomeⅠand value-addedⅡ, at the same time, with the difference between theory and practical measurement.Finally, based on the theory of the measurement of chose the empirical research on two real cases in Guangzhou. Computes the theoretical and actual case local value-added benefits, and on the basis of empirical research on the case of value-added income source, some way to justifying the Guangzhou land expropriation compensation price has certain rationality of today.
