This article conducts the preliminary study to young, the demand model of age and elderly person proceeding from the age angle, and constructs retirement real estate pattern suit the present situation.Firstly, this article explains the background of the pension real estate development and opportunities in China from the present situation of aging, the real estate profession and the policy. Based on various literature material researches, this article limits to concept retirement real estate, age level and conception related to them, and elaborates the rationales this article involved. Through cares for the aged real estate market condition to our country and domestic and foreign current development analyzes to discover that the insufficiency that the real estate has, proposed that to importance that the retirement real estate customer demand subdivides. Then it investigates the market requirements of retirement real estate through questionnaire survey, and analyzes and appraisal to the survey result using the factor analytic method, then the paper withdraws main factors. Based on main factors the article analyzes each age level old person’s demand by chance, to establish young, the age and elderly person’s demand model. Then it combines characteristics of modes to sets up real estate mode. Finally in light of the pattern characteristic construction suitable retirement real estate pattern, and cares for the aged the real estate to develop to provide the suggestion to our country in the future.The research indicated that inserts the pattern of constructing type retirement community to meet various old people’s needs. May satisfy the young old person to independence close to the children housing, the health care, the rest and recreation and study re-employment demand, may provide the specialized medical service for age and elderly person. This pattern and service in facility necessary has certain difference in view of the disparity in age level’s old person. Research-based the result and necessary and other aspects carried on the classified introduction in the product and service to young, the age and elderly person. And proposed the product of multiplication, had the building suitable aging to transform and increase the retirement product science and technology input and forms the suggestion of retirement nursing profession qualifications mechanism.
