| "The 12 th Five-Year Plan" is a critical period of government indemnificatory housing construction; the main objective of indemnificatory housing construction is to improve the low-middle-income group living condition and people’s life satisfaction. But it is seen from the indemnificatory housing which have been put into use, the unreasonable site location will cause negative effects to the residents and the city. The indemnificatory housing, located at urban fringe or outskirts, will increase resident living costs and reduce job opportunity due to lacking of public service facilities and traffic resources, while some low-income families dislike living there, and then the phenomenon of wasting resources will turn up. Therefore, studying the related issues of indemnificatory housing location based on the mentality of residents and adopting reasonable optimization strategy and the suggestion, not only has important meaning for improving the living quality of indemnificatory housing residents, but also helps city administrators correctly dispose natural resources.The article studies the issues related to Wuhan indemnificatory housing location based on guaranteeing the welfare of medium-low-income families. Firstly, 3 modes of indemnificatory housing location have been provided based on concluding foreign related spatial mismatch, spatial variation and other research theories as well as drawing on foreign experience: mixed dwelling mode, public transport-oriented TOD mode, indemnificatory housing should be considered as new urban district is planning and constructing, and supporting with public service facilities and scale industry. Secondly, defining the basic concept and range of the study, expounding the development history and construction scale of Wuhan indemnificatory housing policy, and analyzing the existing problem of Wuhan indemnificatory housing: Outward expansion and obvious suburbanization, obvious vessel large-sized trend, distribution along city traffic line and intensive group phenomenon; and then, establishing space location satisfaction evaluation index system combining with the main influence factors of spatial location selection and the residential satisfaction model of householders, including familial, social and economic characteristics, current housing situation, and the evaluations of current living area, public transportation convenience around the community, medical institutions and schools at the place of residence, shopping environment and environmental health. Analyzing influence factors and importance degree of location satisfaction model through questionnaire demonstration:The satisfaction of householders to current housing area presents obviously positive influence, the more satisfied to the housing area, the higher overall satisfaction of residents will be; the satisfaction to the regional school(compulsory education) presents obviously positive influence, the higher amount & scale and education facilities around the community, the higher overall satisfaction of residents will be; and the satisfaction of shopping environment presents obviously positive influence; but the maximum commuting distance from the place of residence to the workplace presents obviously negative influence.at last, providing the suggestion of spatial location selection of Wuhan indemnificatory housing based on analysis result. |
