With the rapid development of our economy, the real estate development has become increasingly active to show in front of people is a real estate booming profitable. But it is particularly important in the financial work playing a role. In the whole process of real estate development projects, the financial risk analysis of timing, making appropriate financial adjustment according to the progress of the project is to provide useful information for the next decision, and it will guarantee the smooth progress of the project. Assessment and analysis of strengthening financial risk can reduce the investors in their investment activities in the blindness and risk and safeguard social and economic benefits of the project.For any investment activity, revenue is always accompanied-by risks. Especially the real estate itself is a complicated aggregation of risk. The risk event can make developers suffered huge losses, and even cause the bankruptcy of the enterprise. Therefore, the financial risk factors in the development of real estate are very worthy of attention and research in an important issue facing the business and academic. The real estate market is the market risk and return. As a high risk, high income industry, before the investment decision-making, it must be scientifically, to maximize the estimated the financial risk. The real estate investors can venture investment decision reasonably.This paper adopted the combination of quantitative and qualitative analysis. The analysis and the integrated use of financial, profit and loss balance analysis, sensitivity analysis and probability analysis methods and the innovation itself method. In addition, YIPINGE low rent housing projects have particularity is studied in this paper.This paper adopts the method of combination of qualitative analysis and quantitative analysis, and the combination of theory and practice, from the four aspects of a comprehensive analysis of the YIPINGE real estate development project financial risk. This paper starts from the Qingdao real estate market analysis, and qualitative analysis of statistical analysis of a large sample data. It makes the financial risk analysis of necessity and Prospect of the Qingdao real estate development project. In addition, the theory and method of using some mature real estate financial risk of domestic and foreign investment, combined with the practical condition of China’s real estate investment. by discussing in detail the "risk factor analysis of a farmhouse" in real estate investment. It leads to a financial risk analysis method of real estate development project, through the analysis of the specific circumstances, a comprehensive introduction to YIPINGE project. Then the comprehensive use of financial analysis, break-even analysis, sensitivity analysis and probability of financial risk analysis. further study YIPINGE project, combined with the YIPINGE project undertaken by the low rent housing, puts forward corresponding eountermeasures.
