With the acceleration of urbanization, arable land reducing gradually, the rapid expansion of construction land is becoming a serious problem.The contradiction between population, resources and environment has become the main obstacle to the sustainable development of China’s economy. Rapid economic development has become prominent increasingly and the accompanying environmental and transportation problems make people more comfortable living pursuit.Under this kind of situation, intensive construction and livable living environment is important. This paper takes the city residential land of Nanchang City Center as research object, it conducts livability of residential land intensive use evaluation which starting from concept level. According to the evaluation results, the paper estmates the theoretical potential and livable real potential of low use and appropriate use land.the estimation results could provide direction for the rational mining potential construction sites.This study to residential land as the research object,it selects samples district as a representative of the functional areas on the basis of division of functional areas.Select three indicators build index system combined with literature research, advices of experts and the actual situation of research area from the perspective of livable,such as the land use intensity, satisfaction and comprehensive benefits. In the guarantee under the premise of livable living environment, set up the ideal value of evaluation index, evaluation the intensive utilization situation of livable residential land of research area in using the method of analytic hierarchy process(AHP). The research results show that: the level of intensive land use of residential land of Nanchang City Center is very high, excessive,intensive utilization function area reached 74.50%, but there is still a potential in space.Estmates the theoretical potential in use of the measurement which based on land planning.on base of estmation,considering the influence of the degree of livable residential area to potential transformation, Build an livability index system of correction in use of the method of comprehensive correction coefficient,determine the weight in the method combines with questionnaire investigation and AHP method,then calculate correction coefficient to fix the theoretical potential to obtain the livability of realistic potential. The research results show that: the area of theoretical potential is 698.16hm2, the area of realistic potential is 298.12hm2,potential theory potential is greater than the reality.Factor index layer correction coefficient between 0.0007 and 0.0231, where the correction coefficient of family economic status is largest,the correction coefficient of travel convenience is minimum.Potential theory can not completely conversion under the action of the limitations of the livability,which travel convenience has a greatest limitation in potential for transformation.and the result of correction coefficient matches with residentialfieldwork situation,which illustrates the measure idea and method are scientific and reasonable, and can be used as a tentative innovation on the basis of the original potential measurement method.
