Nanchang city want to build a large industry,large transportation and metropolitan urban pattern in the construction of the city,it will improve the overall function of the city,and the demand for urban construction land is bound to increase.However,the development of the city also brings some problems.Such as: the efficiency of Urban land use is low,land use structure is chaotic,and the waste of land resources,etc.All these have adverse effects on the sustainable and healthy development of Nanchang city.As a result,we need to seek solutions to the development of Nanchang city,taking the economical and intensive land use to solve the problems caused by the development of urbanization.This paper is guided by the theory of diminishing land compensation,the theory of land rent and the theory of sustainable development,on the basis of comprehensive study of domestic and international studies,the evaluation index system is constructed from land use intensity and land input-output benefit,entropy weight method and analytic hierarchy process are used to determine the weight of evaluation index.Using cluster analysis and multi-factor comprehensive evaluation model,this paper makes intensive use evaluation and potential calculation of residential,industrial and commercial construction land in the central urban area of Nanchang city,and try to analyse the results.Finally,according to the results of the study,the author provides some countermeasures and suggestions for the intensive land use in the research area from the macro level and the meso-level.The main research results are as follows:(1)There are 402 residential,commercial and industrial functional areas in the study area,the total area is 15767.38 hectares.There are 250 residential functional areas with an area of 10047.40 hectares,accounting for 63.72% of the whole functional area;There are 80 commercial functional areas with an area of 904.33 hectares,accounting for 5.74% of the total area of the functional area;There are 72 industrial functional areas with an area of 4815.65 hectares,accounting for 30.54% of the total area of the functional area.(2)Intensive use evaluation results show that: The three types of construction land are under intensive utilization,both overall and local.Among them,there are 164 intensive utilization area,covers an area of 6034.62 hectares,accounting for 38.27% of the total area of functional areas;There are 142 under-intensive utilization area,with an area of 4737.83 hectares,accounting for 30.05% of the total area of the functional area;There are 96 extensive utilization areas,with an area of 4994.93 hectares,accounting for 31.68% of the area of the functional area.(3)The scale potential measurement results indicate that: The land area of the total potential area is 10076.73 hectares,the absolute scale potential area is 4668.35 hectares,the area of high potential and medium potential area accounts for 74.73% of the total potential area,the excavation space is relatively large;Economic potential measurement results show that: The total economic potential is 37,218,432.72 million RMB,and the high potential area and the medium potential area account for 63.74 percent of the total economic potential,so the economic value of reasonable excavation is considerable.
