Since practicing the implement of housing reform in cities and towns in1998,our countries’housing price has experienced a series of changes:from relatively stable growth to rapid growth then to excessive growth.Even so far,some cities have appeared the housing bubble.This article try to analyze the growth of housing price,the growth of land transactions price and other factors through these years.Then making the quantitative analysis of the housing prices through the ratio of housing price to income and something else.Finally through the model building reflects the current abnormal problems of housing price fluctuations in our country.The first chapter is the mainly introduction of this paper,including the research purpose and significance.research methods and content,and the research status at home and abroad.The second chapter analyze the current real estate market situation in our country through three aspects,which is the overall situation of housing price,land transaction price and real estate investment situation.The third chapter is the current international general measure of the fluctuation in price abnormal indicators,such as housing price to income ratio,housing price growth rate/GDP growth rate index to analyze the current real estate market in China,on whether there is the problem of abnormal fluctuations in housing price in China.The fourth chapter through the model to analyze the influence factors of housing price flutuation in our country,as well as the analysis of which factor is the main factor,thus to analyze the deep-seated reason behind of abnormal flutuations in housing price.The last chapter take Shanghai,Wenzhou and Harbin as example to analyze whether there is problem of abnormal housing price in different cities and whether the abnormal fluctuations in housing price are the same in one、two and three line cities.
