With the rapid development of China’s economy, the surge in demand for land brought by China’s economic construction.especially in underdeveloped areas or suburban areas. Aggregation and downstream enterprises on a large industrial exchanges.But, making the land of rapid economic development zone benchmark price. With the deepening of reform and the implementation of land use system reform of the housing system, way of compensation for the use of our land increasingly diverse, urban land grading and evaluation of the proposed higher requirements, making the benchmark price assessments with practical and theoretical double meaning.In this paper, the Daya Bay land grading and benchmark land within the urban planning area-wide economic development zone update for the case study, on the basis of land price data analysis, abnormal sample point inspection and removed, whether the inspection report issued by the benchmark price can accurately reflect the actual situation in the region, as well as to explore the use of innovative assessment model, in order to find the characteristics of the case in point, and then the model with more depth understanding of the factors and appropriate modification to be more and more the actual value close to the results found in the case of deficiencies, supplemented perfect.
