Study On Credit Risk Of Logistics Real Estate

In recent years, due to the logistics estate stable return on investment and policyinclination support, investors poured money into logistics real estate market. However, alongwith the large-scale construction of logistics property, with the shortage of the developmententerprise funds, talents, technology and other aspects, there is a huge test operation to makesure the project success. At the same time, on the one hand, bank loans is an importantfinancing channel of logistics real estate; on the other hand, commercial banks also want toattack logistics real estate financial market to expand investment, so the credit risk of logisticsreal estate is a growing collection which urgently needs a targeted, practical managementsystem of logistics real estate credit risk.Therefore, the paper researches on the logistics real estate credit risk. With the basis ofanalyzing the logistics industry, logistics real estate development and the current situation ofour country’s credit risk management, it finds out the main factors influencing the logisticsreal estate credit risk. According to the characteristics of the research object, it stands on thecommercial banks’ point and uses the multi hierarchical grey evaluation method bycombining analytic hierarchy process with grey clustering analysis of grey system theory.Through the questionnaire investigation and actual case studies, it builds the logistics estateproject credit risk evaluation system. On the basis of real estate credit risk in quantitative andqualitative analysis, it puts forward some suggestions to prevent risks for the commercialbanks to improve the system of logistics real estate credit risk management.
