The real estate industry is one of the pillar industries of national economy, whose healthydevelopment plays an important role in our country. The characteristics of the real estate, suchas the long development cycle, big investment, regionally restricted, the factors easily affectedby the policy and economy in the process of the development of the real estate, cause theinvestors to face with the risk of investment opportunity and construction area, etc.inevitably.Based on the basic theory of the project risk management, this thesis takes theproject of Yangling New Garden township real estate as the research object. Combining withthe internal and external environment and the characteristics of real estate of the Yangling newGarden township project, using the methods of risk identification and risk assessment, thisthesis analyzes the risks and reasons that exist in the development of the Yangling NewGarden township, raising the measures that can solve the risks of the research object from thestages of investment decision, land acquisition, construction, leasing management. The resultshows that the risks of the project of Yangling New Garden township mainly lie in the areas ofresidential price, resettlement, financing, the delay in the schedule and design change. Theserisks can be decreased to the minimum scope and minimum degree by the establishment of theall-round risk monitoring mode.
