The real estate industry as the pillar industry of Urumqi started late but developed rapidly and hasmaintained a sound momentum of economic growth.With the increasingly fierce market competition,moreand more real estate development enterprise have adjusted marketing strategy implemented a wide range ofpromotions and strategy to enhance their market advantage.However,the real estate development enterpriseof Urumqi only followed and imitated the promotion and strategy of cities in developed regions,whichcaused the deficiency of promotion and strategy that suitable for actual situation and local special featuresTherefore,researching on marketing strategy innovation of real estate enterprise in Urumqi City have strongpractical significance and practical values.Real estate marketing strategy as a real estate enterprise’s staff. It can help enterprises prepare fordecisions to avoid project operational deviations. Real estate management is the key to the success of realestate marketing strategy for corporations to develop precise. This paper combined with marketing in thebroader concept of marketing to explore marketing strategy theory application in the field of real estatedevelopment.Marketing strategy mainly refers to the4R theory and4P theory and the4C theory,and threetheory are constantly and mutual development process.Nowadays single traditional policy has been unableto meet the growing customer demand and the increasingly fierce market competition.Therefore,increasinginnovation capacity can guarantee the sustainable development of real estate enterprises.The paper analyzes marketing strategy of real estate enterprise by investigating the salesperformance,the sales pace and the selling price to build multidimensional positioning matrix of themarketing strategy.Then applying fuzzy mathematics method to quantify the strong fuzzy marketingstrategy,which suggested than the fuzzy synthetic evaluating model is beneficial to filter scheme andplan.The analysis of three classical example validates the effectiveness of the theory of marketing strategyinnovation of real estate enterprise.The purpose of this study is to explore the marketing strategy innovationof real estate enterprise and expect to combine the multidimensional positioning matrix and fuzzymathematics method together,so as to discover a batter a good transition and transformation mechanism inthe process of qualitative and quantitative research.Simultaneously,the result can provide the practical andfeasible reference for the sound development of real estate industry and the marketing strategyinnovation.In this paper,the research emphasis on the evaluation methods,the applicability of the modelneed further study in the empirical analysis.
