Along with the western big development deeply, and the "Silk Road" Ec onomic Zone building, commercial real estate because of the enhancing the cit y grade, stimulating employment, expanding domestic demand, increasing reven ue neutral immediate impact, become strongly support the governments at all l evels of the industry, resulting in the development of the real estate business f ission type. In this paper, analysis of the Urumqi commercial real estate status based on the discovery of Urumqi, commercial real estate though starting late, but thedevelopment speed is very fast, in the development process there exist blind investment and low operating efficiency, the management level of back wardness, lack of scientific decision-making guide, the Urumqi commercial real estate development has been seriously hampered. Therefore, a clear understand ing of the current situation of the development of commercial real estate in Ur umqi and make accurate analysis of the status quo, to promoting Urumqi com mercial industry norms, and orderly, sustained and healthy development, has gr eat practical significance.With the national macro-control of the real estate market, the frequent intr oduction of price of the purchase of the policy, the indemnificatory housing a large number of development and construction, resulting in residential property at this stage of the profit space is gradually shrinking, the development potenti al is weakened. The focusof China’s real estate industry has gradually transferr ed to the commercial real estate development. In the development of commerci al realestate, "after-sale Fanzu" mode is one kind of new sales model. Especial ly in Urumqi local, this mode has not been carried out almost, there is a big potential market, the operation mode of "after-sale Fanzu" this kind of commer cial real estate to do all aspects of analysis, and make a comparison with othe r commercial real estate model, for the healthy development of the "after-sale Fanzu" this mode of commercial real estate and to avoid the risk of giving so me suggestions; combined with Urumqi local conditions and characteristics, ana lysis of the development of the "after-sale Fanzu" mode of Urumqi commercial real estate has brought new opportunities.In this paper, through literature review, the use of SWOT model, compar ative analysis method, carries on the case analysis to the Urumqi "Dehui Plaza" commercial real estate projects, combined with Urumqi local policy, geograph ical and economic factors, analysis and Research on the present situation of de velopment of Urumqi local commercial real estate market; with the "after-sale Fanzu" commercial real estate model compared with other models commercial r eal estate, find out their advantages and disadvantages; on the application, after-sale Fanzu model in Urumqi local commercial real estate and Urumqi local co mmercial real estate point, and the development prospect in Urumqi local com mercial real estate industry analysis, find out the defects and the risk factors o f its existence, and puts forward the reasonable suggestion, development strateg y, innovation mechanism, do strong "after-sale Fanzu" business model "market brand, improve after-sale Fanzu" mode in Urumqi commercial real estate indust ry share, make "after-sale Fanzu" business model to get the survival and the h ealthy and sustainable development in Urumqi local commercial real estate indu stry, to avoid any possible risks. I believe, with the government macroscopic g uidance correct, commercial real estate developers more and more mature and r ational professional management and investors, some o our commercial real est ate development will continue to be perfected in the future, will become the e conomic development is important one annulus.
