Village in the city, also called urban villages, is a phenomenon of the rapid expansion of cities in China, is mainly a result of system reform and dual management lagging behind. Along with the city development, to promote the image of the city and transform this urban village environment has become an important part of the process of Urbanization.Renovation of the village is a city renewal project which is under the guidance of the government. This is completely different from the conventional real estate development. The development of urban village renovation project involves the balance of various benefits: relocation compensation which leads to higher development cost, and policy limitation on advance resettlement area construction. All these aspects bring difficulty for the renovation of the village and lead to many dilemmas and restrictions in the project development.In accordance with the present Chinese mainstream policy and operation management of urban village renovation, the success of the project depends on many factors, the reasonable anticipation city reconstruction project development process and make scientific and effective risk aversion, then the optimal choice of the mode of development, will become the core of the successful development project for urban village reconstruction.This paper is a thorough analysis of the development mode of existing urban village reconstruction renovation project; it?s based on Xian?s multiple on-spot investigation for urban village reconstruction projects. According to the driving modes, they can be classified into four kinds of mainstream development mode: residential building, office buildings, and commercial and integrated property balanced development. All these four modes are detailed on characteristics of the drive, development patterns of factors and represent cases.In order to better research and practice guidance, this paper chose to xi ?an urban village reconstruction project- DH project as an example, the empirical analysis of the case; In DH project case analysis, first of all, through the analysis of the project itself, peripheral, combination of commercial properties in the regional market property, apartments, office property analysis, determine the feasibility of based on market property and possible different development model; Finally, the different development model calculates the economic profitability of analysis, determine the optimal suitable for DH project development mode.Urban village development research, is a complicated system engineering, especially as a real estate development project, different location, scale, development mode, planning and positioning, customer orientation exist certain differences; At the same time around the domestic urban village reconstruction policy, economic development environment there is a big difference; This article through to the urban village renovation project development mode of systematic analysis and research, and put forward the main conclusion of the study, which can provide a reference for the development of the urban village reconstruction project.
