With these problems were more and moreconspicuous, if we couldn't standardize and govern them, they would hinder our country'seconomic development gravely. The urban real estate market development was rational or not inChina was of great theoretical and practical significance for promoting national economicsustainable and healthy development, for building resource abstemious and environment friendlysociety, for founding harmonious society of socialism.(1) Based on the analysis of international and national background of urban real estatemarket, this paper presented its purpose and significance, as well as its main content and themethod for studying urban real estate market development from rational perspectives.(2)This paper produced the meanings and feature of real estate, revealed the meanings rationand rational development, presented the implication and pattern of urban real estate market rationaldevelopment, analyzed foundation theory of urban real estate market rational development, such asurban land location theory, real estate market economy theory, urban real estate input-output theory,public management theory and urban real estate market sustainable development theory. This partprovided study basis for continue analysis, and it was logical starting point of this paper's theorysystem.(3) Then the paper reviewed both market of before residents' system reform and after,studied urban real estate market achievement and main problems, and analyzed the intensive causeabout urban real estate market irrational development was structure, development outlook,institution vacancy and market macro state. At last it summarized the characteristic of urban realestate market in China.(4) Other countries's experience and lessons of real estate could give us inspiration andenlightenment. The paper studied housing supply safeguard system, real estate financial system,real estate tax system and other advanced experience in other countries, and then pointed out theenlightenment of our market due to overseas real estate market development and management.(5) Assessing analysis was introduced in this paper. The significant of China's urban realestate market rational development assessment was presented.
