According to the natural and economic conditions of the city,in view of the city’s economic development,we make a systematic and comprehensive analysis and research on seeking measures that based on industrial real estate market in harmony with the city’s economic development.First,making use of real estate development investment,sales area,and other indicators in the period of "the Twelfth Five-Year program’ we review the development situation of Shenyang real estate industry respectively;and further analyze Shenyang real estate industry present situation and existing problems,then make further analysis on Shenyang industrial real estate present situation,problems and causes.And study the economic data of Shenyang in recent years,evaluate industrial impact on the economic development of the real estate market and the importance of the city’ s economic development in the future.Then,based on the system dynamics model,we select the index of the industrial real estate investment,integrating the status quo of the Shenyang industrial real estate’ s development,establishing the industrial estate comprehensive evaluation system,and refering the mode of the line cities and the second-tier cities industrial real estate market’ s development,comparing with the actual situation of Shenyang xx ecological science and technology industrial park’ s development.This paper also plans the future direction of industrial real estate market in Shenyang,in order to make it develope with Shenyang city economy harmoniously.Meanwhile,this paper intends to identify risk factors of the industrial real estate ’s development in Shenyang,and propose the basic preventive measures of Shenyang industrial real estate’s risks,such as strengthening the intensive land use of related industries,specificating the primary land development.Finally,we put forward proposals of building the urban planning support system based on industrial property and economic interaction mechanism,in urban planning,giving full consideration to the two-way function of industrial real estate and urban economy and making decisions scientifically to optimize the industrial layout planning,guiding industry cluster with industrial real estate development,strengthen urban leading industry,optimizing the investment environment,avoid redundant construction,and industrial real estate intensive economical utilization and the rational scale of urban growth complement each other.Through the rational use of industrial land,and promoting the process of industrialization and urbanization process,this paper improves the urban competitiveness,accelerating the city industrial structure upgrade,realizing coordinated and sustainable development of industrial real estate and urban economic development,laying a foundation for the coordinated development of real estate of our country and urban economy.
