Research On Fine Cost Management On Comprehensive Recondition Construction Project

While the construction industry is developing very fast, the overall performance of the construction industry is low efficiency, yield spreads and heavy burden, which makes the strategic management of construction enterprises particularly important, especially reflected in the cost management and cost control. Cost fine management is a theory of relying on fine management, which uses the standardized, systematic and meticulous means of fine management to control each unit related to cost management of the project, to make each unit of the project runs accurately, efficiently, synergistically and continuously.In this paper, we take the projects of comprehensive refurbishment on Jin Yang Village, Xiangshan Southwest streets of the Shanghai Domestic and Foreign Huacheng Urban Construction Co., Ltd. for example to elaborate fine management research on construction project. Based on the related theory and contacts of comprehensive renovation, fine management, project management, cost management, we present five factors which affect the cost fine management of construction projects. In this paper, we analyze all aspects of this project and combine with the characteristics of the comprehensive renovation construction project to point out the problems which exist in Price Payment, Engineering Changes, Site Visa and Engineering Claim aspects which core is contact management in the actual construction process. On this basis, we confirm four control tools which include Price Payment, Engineering Changes, Site Visa and Engineering Claim which core is contract management. And then we use organizational security, personnel security, technical support, material security and other measures to ensure the implement of cost fine management in the construction project of construction enterprises to build a relatively complete system of cost control.This paper analyzes the projects of comprehensive refurbishment on Jin Yang Village, Xiangshan Southwest streets in order to design a cost control system which is suitable for this construction project with the use of the concept of cost fine management and the use of the four means of cost control during the construction. It is practical and instructive, and also have some reference on other construction projects.
