The Effect Of Housing Industrialization To Solve The Problem Of Labor Shortages In Construction Industry

Sustainable development of the industry is the eternal theme of human development, and labor is an essential element of sustainable development in a industry. With the "demographic dividend" diminishing nowadays, to balance the supply and demand of labor in housing construction industry has become an important issue of industrial development. As an important ways to improve production efficiency,housing industrialization is also the residential means to solve the labor shortage problem fundamentally in the housing construction industry. In the period of the entire industry promote the housing industrialization vigorously,to summarize the relationship between the number of labor and construction production methods, to calculate and analyze the path of housing industrialization solve the problems of labor shortages and its quantify output, to analyze and predict the balance of labor supply and demand, has important practical significance.This study includes five parts. In the first part of the study, the basic concepts were defined, and the current research were summarized and collated,This study also introduce the research significance, research hypotheses, methods and technical route, the thesis ideas framework, the paper points out the innovations and shortcomings. The second part analyzes the current situation of China’s construction labor supply and demand, based on the output, this study use statistical and index methods to predict the quantity of the demand and effective supply of construction labor, which obtain the supply and demand of construction labor curve in the year of 2015-2030. At the same time this study summarized the problem of construction labor shortages and trends from a microscopic point of view, and from the micro and macro perspective analyze the impact of labor shortages in the construction industry theoretically. The third part is divided into path analysis of the housing industrialization to solve the problem of labor shortages in the construction industry, as well as its quantify output, for the first path, based on the duration and construction labor comparasion of industralazed houses and the traditional houses this study calculated the value of labor productivity comparison and the amount of housing industrialization reduce the construction labor demand, for the second path, based on Fuzzy Analytic Hierarchy Process (FAHP) and MATLAB software, this study obtained the career selected weight of migrant workers between the construction site set by housing industrialization and traditional way, and then converted the output to the proportion of the housing industrialization to enhance the attractiveness of the construction industry and to increase the number of migrant workers supplied. Based on this quantitative data, this study has finally obtained the degree of housing industrialization to resolve the problem of construction labor shortage. The fourth part of this study proposed the supply and demand balance equation of housing industrialization in the promotion period,based on the output of the second and the third part, this study obtained a curve of supply and demand of current balance and future trends between housing industrialization and traditional way in different develop speed. The fifth part proposed corresponding conclusions and policy recommendations on the basis of the above research proposed.
