In recent years, there have been some problems with the rapid development of realestate marker. The main problem is that the price of commodity housing is so high thatthe majority of low-middle class cannot afford it. So, the State and localgovernments have introduced various policies to solve the housing problems oflow-middle class and reduce the commodity housing price’s growth rate, by the time, itmake the affordable housing market prosper. However, the building of affordablehousing is not the more the better. It should adapt to the development of commercialhousing market. And they should be to achieve coordinated development to promotethe healthy development of the housing market.Based on the previous studies, this paper proposed the specific method, to meet thetotal demand as a precondition,revising the supply ratio of affordable housing andcommodity housing to change the price of commodity housing, and makingthe commodity housing price reasonable, to determine the coordinated development ofaffordable housing and commodity housing. Then, considering the interactionmechanism between the affordable housing and commodity housing, with in-depthanalysis of the various impact factors of housing market supply, demand and price,defining variables and determining the nature of the variables depending on the systemdynamics theory,based on establishing causal loop diagram and system flow chart, thispaper established the Residential market system dynamics model by using the Systemdynamics theory and Supply and demand theory, the efficiency of the security theory asthe main theoretical support. Using xi’an for example, considering the2003’s value asthe initial value, operating the Residential market system dynamics model, it simulatedthe xi’an residential market from2003to2020year. After testing the effectiveness of the Residential market system dynamics model, forecasting the trend of xi’an Realestate market from2014to2020year, changing the down payment, financing channels,the degree of government support and the amount of affordable housing supply tosimulate the market, in order to determine the effect on the other variables in the system.Ultimately, this paper determined the supply ratio of the affordable housing andcommodity housing when they are coordinated development, the ratio is21.88%:78.12%.And according to the research results,it can promote coordinateddevelopment of affordable housing and commodity housing by reasonably controllingthe affordable housing supply, and improving the level of government supportand encouraging enterprises to participate in the of affordable housing construction andchanging some commodity housing to affordable housing, and so on.
