Real estate industry is still a pillar in our country, but in the process of itsdevelopment, there are many problems, which is outstanding performed bycommodity prices. This problem has dramatically impacted on the lives of people andsocial stability. To solve this problem, China’s government had reformed numbers ofpolicies, but the result is unsatisfied. The control policies did not run, even appearedmore control the higher prices situation. In this context, a growing number ofacademics, administrative staff, and real estate professors made a reflection to getclear that why real estate at this stage did not play its due role, and how to enhance theimpact of its regulation. This is the crux of this study.Sorting out of previous theories, and according to the certain surveys andinterviews, this thesis gives a brief analysis for the real estate control policies, andthen come to some conclusions. The thesis is divided into five parts. The first partgives the background, purpose and related research methods of the study. Literaturereview is also given in this part. Second part is the theoretical support part. While inthe third part, control policies have been reviewed. The fourth part gives anelaboration of the influence of control policies on real estate market throughquestionnaires and individual interviews, and then finds out the real estate marketproblems and their causes. Fifth section gives some suggestions for the improvementof control policies based on the four parts above from three sections. Hope this studycan play a certain role in the smooth operation and healthy development of China’sreal estate market.
