Along with the deepening of reform and opening up, starting from the endof last century, our country’s economy and urbanization has entered the stage ofrapid development. its characteristic is: in addition to the rural industries andpopulation shifts rapidly at all levels to urban, agricultural land and unused landhave shifted into for construction-land. Therefore, in this paper, we take thecapital area, which is most rapid urbanization development in our country, asthe research scope. This paper take county as the main statistical unit, focusingon urban-rural construction land growth and land use economic performance inthe period2000-2010, and on this basis, the whole area of urban-rural spacedevelopment type.Due to the special urban and rural land system in our country, urban andrural construction land in the process of expansion is the main part of the tworelatively independent, can be given different access, artificially causeconstruction land market in China, only can carry on the circulation through thenational land acquisition way, caused the lack of urban construction on the onehand, can set up all kinds of the independent industrial and mining land to easeof construction requirements, on the other hand, a large number of ruralconstruction land vacancy, use efficiency is not high, serious wastephenomenon. Balance urban and rural development, need to unify the twoconsiderations, thus for seeking the key point of the urban-rural constructionland increase.In this paper, we found that in the capital area urban-rural constructionland growth process has the following characteristics:(1) the rise of urban andindustrial land is the main driving force of urban-rural construction land growthin recent years.(2) the present situation of the urban-rural construction land indifferent regions distribution and growth is different obviously, spatialagglomeration features of different types urban-rural construction land arecompletely different;(3) the new source of urban-rural construction land is stillrepresented by cultivated land, the internal structure conversion ratio is too low;(4)the value of construction land per person is growing rapidly, especially thevalue of rural land per capita reached1.9times of the national standard limit in 2010;(5) the density of population and economic in urban-rural constructionland is polycentric structure of the spatial distribution, the center of the densityrange has great different threshold values, population of urban and ruralconstruction land in the region is gathered and bearing the function of theeconomic difference.Therefore, in the development of urban and rural space in the future, weshould dig down potential of construction land per capita, pay attention toimprove the rural construction land conversion ratio to towns and industrialland, differentiated regional spatial development policy in the management ofurban-rural construction land.
