Coordination Of The Real Estate Industry And Regional Economic Development In Shaanxi Province

As one of the major pillar industries in the regional economy, the real estate isclosely linked with the regional economy. With the development of real estate, there arelots of advantages: pulling the development of regional economy, improving livingenvironment in areas, optimizing the industrial structure, enriching industrial patterns;improving the investment environment, promoting foreign investment and capitalattraction in local area, and increasing regional fiscal income. With the development ofregional economy, industrial division is becoming more and more detailed, which willpromote the development of real estate--the key industry connecting production, lifeand consumption. Regional economic development will increase the demand for realestate and accelerate the development of real estate industry. The uncoordinateddevelopment between real estate and regional economic will have an inhibition andrestriction effect on each industry’s development. Therefore, the coordinateddevelopment of regional economy and real estate has attracted attention to thegovernment, academia and other parties. It becomes significant to study the factorsaffecting the coordination development between real estate and regional economy, andthe coordinated development and the trend. This research has important theoretical andpractical significance.Taking the coordinated development as the theoretical basis, gray system, entropymethod, coupling degree as a tool, using a combination of quantitative and qualitativeanalysis, theory and empirical analysis and other methods, this paper studies on thecoordinated development between real estate and the regional economy in ShaanxiProvince.Firstly, this paper has described the interaction of coordination developmentbetween real estate industry and regional economy and has a conclusion that the real estate industry mainly has an effect on regional economic development in the positiveand negative aspects; while the regional economy mainly affects the development of thereal estate industry in three aspects: the total amount of real estate market, real estateinvestment and real estate market structure. Secondly, taking the analysis of theinteraction of coordination development between real estate industry and regionaleconomy, combining with the current situation of economy and real estate developmentin Shaanxi Province and establishing evaluation index system of the coordinateddevelopment, and using gray relational analysis method and coupling coordinationdegree method, this paper analyzes coordinated development of regional economy andthe real estate industry in Shaanxi provincial. The results show, in Shaanxi Province, thereal estate industry and regional economic development has remained in a state of lowcoupling in the decade of2002to2012, it just reached moderate coupling in2012. Itmainly reflects that the level of regional economic development extremely lags behindthe level real estate development in Shaanxi, affecting the coordinated developmentprocess, and the real estate industry did not play an obvious role in boosting the regionaleconomy. Based on the above results, adopting gray prediction model, this paperpredicts the value of real estate coupled with the coordinated development of regionaleconomy in2013-2022in Shaanxi Province, the results show, in the decade of2013to2022, the coupling coordination degree between two industries is on the increase, itbecomes highly coupled state gradually from the moderate coupling. On the other hand,this indicates the current direction is correct of real estate industry and regionaleconomic development in Shaanxi Province; this development state should bemaintained, so that the real estate industry and the economy in Shaanxi Province canhave a steady, sustainable and healthy development. Finally, based on the analysis of themain reasons currently affecting the coordinated development between real estateindustry and regional economy in Shaanxi Province, the paper puts forward tocountermeasures and suggestions of promoting the coordination development betweenreal estate industry and regional economy in Shaanxi Province, providing the basis andsupport for Shaanxi Provincial Government to formulate the relevant policies anddecisions of promoting the coordination development between real estate industry andregional economy. Meanwhile, all research ideas and methods in this paper have certain significance on the research of coordination development of real estate industry andregional economy in other provinces.
