Empirical Research On Housing Consumption Ability Of Urban And Rural Residents In Guidong County

With the rapid growth of economy in our country, the real estate market wasonce abnormal prosperous scene. Housing prices are pulling up, so do housingdemand and supply. However, the high housing prices and intensifying contradictoryof housing supply and demand will inevitably produce series of housing problems,such as the real estate bubble, inadequate housing construction land, low allocationof land resources, lack of residents’ housing affordability, and unfairness ofaffordable housing distribution. If the housing problem can’t be solved effectively, itis bound to affect the quality of residents’ life, affect the health of the regionaleconomic sustainable development, and even affect the stability and harmony ofregion. Therefore, this paper selected the housing ability of urban and rural residentsin Guidong county as the research object, firstly defined the connotation ofresidential ability, summed up the composition, basic characteristics and influencingfactors of residential ability. Secondly, it analyzed the overall consumption situationof urban and rural residents’ housing ability in Guidong county from the overall levelof housing, housing consumption structure and the structure of housing supply anddemand. Besides, it also analyzed the status quo of urban and rural residents housingcapacity in Guidong county. Thirdly, it builded the comprehensive evaluation indexsystem of residential ability, and comprehensively evaluated the urban and ruralresidents housing ability of Guidong county with factor-analytic approaches.Fourthly, it builded regression model of affecting factors of residential ability, testedthe correlation of independent variables with the correlation coefficient, varianceinflation factor and tolerance, and empirically analyzed the influence factors ofurban and rural residents housing ability in Guidong county. At last, it put forwardthe housing policy suggestions of improving the residents’ capacity.
