| Housing industrialization is the trend of development for China’s real estate industryin the future. In the last10years, with the rapid rise in labor costs, large real estateenterprises started the process of housing industrialization. How to optimize the realestate supply chain management is of great significance for the enterprises in our country.Having been launched for the housing industry for nearly50years, Japan is one ofthe most successful countries of residential industrialization in the world. This paperstudies the development of Japanese housing industry, from the perspective of supplychain management, to explore the solution of housing industrialization in China.Firstly, this paper introduces the importance of housing industrialization in China andthe status quo for implementation. We point out that the external environment ofJapanese housing industrialization supply chain management system is the foundation ofsuccess. Then, from the control mode of Japanese enterprises to information flow tologistics and capital flow, we study the major methods for managing Japanese residentialBupin supply chain. We analyze the supply chain management ideas, characteristics,logistics management and inventory management, and find the factors affecting thecapability of rapid response to customer demand. Compared with China’s currentresidential Bupin industry, we analyze the characteristics of China’s major residentialBupin supply chain management mode and find the reasons for slow supply chainresponse to customer demand, low degree of cooperation, lack of flexibility and otherissues. Finally, according to the research of supply chain management in Japanese housingindustrialization, the paper provide suggestions from the prespective of policy support,customer-driven, industry alliance, standardization, competitive cooperation, on how toimprove the supply chain management system of housing industry in China. |
