| Low-carbon economy has become a universally recognized economicdevelopment form, which could realize the reduction of greenhouse gas emission,win-win situation of social economical development and ecological environmentalprotections. Recent years, the real estate industry, with its rapid prosperity, hasbecome an important pillar in the national economy. Despite the multifarious issues inthe energy consumption and carbonic discharge, the rational improvements in thetechnical and workflow design in all link of the real estate industry makes thecarbonic reduction a trend of sustainable development. In the low-carbon economydevelopment progress, to solve the carbon emission problem and realize the lowcarbon transformation of the real estate industry is not only a breakthrough, but alsoconcerns with the overall course of low-carbon transformation of national economy.To take the real estate markets of Zhengzhou city as an example, in terms of itsdevelopment status and those existing problems, in reference with the investigationand survey data of the41extant real estate projects in the year of2012, I make ananalysis upon the development modes of Zhengzhou real estate in the determinativeresearch. The conclusions are as follows:1. The constraint factors of Zhengzhou real estate industry in the backgroundof low-carbon economy.1)Energy structure is the main obstacle that restricts the low-carbon real estatedevelopment in the low-carbon economy background. Recent years, the augment ofcity population, urban built-up areas as well as the coal-orinted energy consumptionsexacerbate the carbon emission issues. Therefore, how to make a rational and efficientenergy structure adjustment so as to retard the current excessive emission of carbondioxide is vital in realizing the low-carbon progress of Zhengzhou real estate industry.2).Geography climate is also an impediment. Located in the national-governedwinter heating supply area, with the expansion of city scale, Zhengzhou has witnesseda prompt increase of coal consumption due to the winter heating supply. The reductionof CO2emission discharged by the winter heating supply is an obstacle that needs tobe solved.3) The other objective barrier is that Zhengzhou has small-scale leasing landsand scattered parcel. This excludes the scale effect of the residential communities and severely affects the overall usage rate of the energies and lands. It also leads to therepeated land infrastructure construction and increased carbon discharge. Thelow-carbon development progress was forced to slow down.4). The low-carbon residence lacks of specific and concrete technical conditionsand implemented regulations. Although the concepts of energy conservation, nodalwood, water, land saving and environmental protection are strongly encouraged in thereal estate industry recent years, our national low carbon real estate still has nouniform technical standards and relevant social foundations. Pursuit of maximizedprofits of the real estate developers in the construction process and their wait-and-seeattitude towards the low-carbon building standards make the ecological,low-consuming, environmental and circular patter buildings merely stay in theconcept phase.2.The development modes and implement approaches of Zhengzhou realestate industry in the low-carbon economy background.1).The development modes should be enterprise-oriented, taking theparticipation of both government and citizens into consideration.The core of building a low carbon real estate market is the enterprise-orientedconcept. We should introduce the market mechanism into the integration of corporateprofits and low-carbon economy and reinforce the leading role of enterprises in realestate development process. We should also ensure the guiding function of thelow-carbon real estate projects in the markets and maintain its technologicalinnovation and continuity. The imperfection of the according regulations as well asthe defective management system leads to the inefficient supervision in low-carbonenergy-saving process. Therefore, the proper economic supports and preferentialpolicies from the government so that a healthy and steady low carbon real estateindustry can be realized are in need of.2).The implement approaches should aim at promoting the institutionalinnovation, and strengthening the legal and policy systems.The government should integrate the goal of promoting low carbon real estateinto their related planning and policies; make regional low-carbon economicaldevelopment strategies and uplift the enthusiasm of all walks of life in the society.Moreover, they should also encourage the built-up of both technological creative regulations in the low-carbon area and the long-term mechanism of low-carboneconomy; pay attentions to improving the utilization structure and efficiency ofenergy and reducing the carbon resources emission in the circulation and consumptionlink. The promotion of low-carbon economy should be deepened.3).The verification of the feasibility of low carbon real estate by illustrationexamples.Taking comprehensive consideration of the economic, environmental and socialelements, I make an analysis upon the Greenwich City Project of Zhengzhou bycalculating its incremental costs, relying on the available low carbon technologies,scientific strategic methods and the linear programming model. It manifests that thecost of low-carbon real estate industry can definitely be controlled in the resonablescope if we could realize the proportional distribution of50%energy conservation,the30%low-arbon energy-saving, the10%low-carbon water-saving and the10%environmental protection. We can achieve the reduction of4%carbon emission bysimply increasing330.86yuan per square meters building area. |
