Development of China’s real estate market in recent years, real estate prices have beenrising, even the personal income of Chinese residents have obvious growth, but housingprices than income rises, so most can only choose the loan to buy a house, causes ourcountry residents individual housing loan business has been prosperous up. By the end of2013individual housing loans reached30000in China and8of100billion yuan, grew160than1998times, accounting for the balance of RMB loans of more than15%national commercial banks. So far, individual housing loans is a major component ofChina’s consumer credit. One of the personal housing loan risk resulting in China’scommercial banks should focus on the prevention of risk. The current situation of ourcountry, because of personal housing loan has the advantages of low risk, high income, butalso by national policy to support and encourage, the commercial banks have enteredthe market, therefore, business is developing very quickly. However, dragged down by thecapital market asset prices and other factors, the individual housing loan business fromseveral major banks to shrink dramatically, non-performing loan ratio increased, the riskexposure gradually began. And because of China’s commercial banks for credit riskevaluation system and lack of experience, and some factors of individual housing loanbusiness of its own as the single product caused by China’s commercial banks in individualhousing loan credit risk management is relatively backward. Therefore, we muststrengthen the credit risk of housing mortgage loan management, to develop thehousing mortgage business to promote the coordinated development of Finance andeconomy.The risk of individual housing loans, credit risk is the main risk faced by commercialbank. The outbreak of the subprime mortgage crisis America sounded the alarm for thecommercial bank, research on formation mechanism and predisposing factors of creditrisk of individual housing loans, set up the mechanism of risk prevention andtransfer effectively has become the main problem facing each big commercial bank. Due tovarious aspects of China’s real estate market structure, external business environment ofcommercial banks and the situation of our count yand other countries are more or less thedifference, so there search on the credit risk of individual housing loans, we should givefull consideration to the actual situation in our country, related experience is notcompletely copied abroad, combined with China’s commercial banks the advantagesand disadvantages of foreign banks, to provide loans for individual housing credit riskprevention measures of effective comprehensive consideration. Based on the credit risk of individual housing loans as the main research object, firstin the two aspects of theory and practice, analyzes the background and significance of theresearch, summarizes the other scholar’s views on this issue, such as source, individualhousing loans credit risk factors, evaluation theory and on the prevention measures, andintroduces the idea of writing this article and the innovation of this paper; secondly, thetheoretical basis from the credit risk and its management method of starting, through thestudy of bank credit risk category, and the formation mechanism of the creditrisk management connotation, method, principle, the individual housing loans creditrisk meaning; then through the introduction of China’s commercial bank loans forindividual housing credit risk and its management situation, and that the management ofthe existing problems in work, and regression analysis of factors associated with logistic tofind out the influence of credit risk related to customer Tianjin bank data, based on the caseanalysis and foreign experience, mainly from the commercial banks to preventand management two aspects countermeasures.In this paper, by using logistic regression model to assess the housing loans ofcommercial banks credit risk and learn from the successful experience of the foreigncommercial banks, to get the following conclusions: first, banks should establish the real,complete personal credit to facilitate the different the credit grade difference, strengthen theprevention and management of credit risk. Second banks should implement emphasizesthe housing guarantee system and insurance system, and strengthen the mortgage salesregistrationand evaluation management, which provides the strict reference valuefor commercial bank credit wind prevention. Third, strengthen the establishment of lawsand regulation housing loans. Fourth, strengthen internal commercial banks toprevent, warning mechanisms, such as the establishment of the macro economicenvironment of the credit rating mechanism, housing collateral assessment mechanism.These have important meaning for credit risk management of personal housing loan.
