The oil crisis which happened in the1970s started a worldwide building energy utilities,some developed countries began to vigorously pursue the development and construction ofenergy efficient homes, but the high initial investment of energy efficient homes affects theenergy-efficient housing construction, so some countries put life-cycle cost (Life Cycle Cost,referred LCC) analysis technology which is widely used in weaponry system into economicanalysis of construction products in order to promote the development and construction ofenergy-efficient residential.Currently, the meaning, composition, terms of cost estimation model, timing of energy-saving residential life-cycle cost, and computer analysis technology, such as the preferredmethod of saving design has formed a more unified understanding But there is no furtherresearch on the life-cycle cost affecting factors and the influence degree that the factorsinfluence energy efficient homes. Based on this, using the basic principles of the systemdynamics, using systems thinking dynamic feedback mechanism, complying the system ofscientific principles " structure determines behavior ", this paper intends to study the dynamicfeedback causal relationship among the various influencing factors of energy-efficientresidential LCC.it also identifies and effectively controls the larger factors among them, so asto provid a scientific and economic decision making basis for vigorously promotingdevelopment and construction of energy-efficient housing. the main achievements fromResearch are as follows:(1)life-cycle cost of the residential energy-saving is affected by the preparatory costs,the construction costs, the usage charges, the disposal costs, but the size of energy-savinginvestment and the useful lifetime of the building play greater impaction on it.(2)The paper establishes the system model of energy-saving residential life-cycle costfactors, taking Lanzhou Hong Run Garden energy-saving residential demonstration project asan example, it uses system dynamics simulation software Vensim-PLE to do simulationanalysis,the results show that: First, with the increased energy efficiency investment, the initialinvestment increasing, but the annual usage fees is decreasing, the dual role of superpositioncan still reduce LCC levels, which indicates that its role is very strong in reducing the LCC;Second, with life expectancy period increasing, LCC is increasing, meanwhile, it can be seenthat the promoting function to LCC levels is relatively small in the early construction period,but to the operational phase, while the promoting is growing with the enhanced construction useful life, which indicates that it plays a role on reducing the LCC. Therefore, the higher thelevel of residential energy efficiency, the longer life, it ’s life-cycle cost will be getting lowerand lower.(3)The simulation results proved that initial investment of energy efficient homes ishigher, but its life-cycle costs are significantly lower, understanding the life cycle cost ofenergy-efficient residential developments and changes in this law, it proposes and suggests thatthe relevant government departments should increase energy efficiency investments,strengthen the architecture durability study, and extended the building service life. It canprovide reliable and economic reference for the elimination of people’s misunderstanding, forthe relevant government construction administration department to establish energy efficiencydesign specifications and standards, for developers and owners to buy and construct energyefficient residential.
