The establishment of household contract management system gives farmers the rights of usufruct and use. Which improved the production enthusiasm and released energy,it not only led to the development of agriculture,but also accelerated the process of the transformation of the agriculture and the rural.Along with social economy development,social economic conditions are constantly changing, new profit opportunities will appear. The interests of the original equilibrium situation will be changed,and then stakeholders would seek opportunities to make potential revenue into the actual return.Thus cause the change of property right system. The vicissitude of property rights system is essentially the transfer between different interests’equilibrium,and its trajectory is along the path;therefore the property will have a specific path dependence of institutional change.The study of the change process has a guiding significance for property right system innovation.While with the development of social economy,the disadvantages of household contract management system is becoming more and more serious.Such as dual characteristics is significant and the limited liquidity.But due to the incomplete property right, farmers’ land profit erosion is more and more serious in the increasingly frequent flow of land transfer.Therefore, from the view of the protection of farmers’ income and improving agricultural performance, there is still large space on the innovation of the farmland property rights system in our country.The paper through summarizing many scholars’study of the system and the property rights,combing the institutional change theory, property rights theory and the theory of state,with the relevant model is derived, establishing the mechanism of action of property right system of economic performance.The paper also analyses the transformation process of farmland property right system,the characteristics and change mechanism. And there is the analysis of the economic performance of every period to establish related ideas.Finally, the writer from the perspective of property rights analyzed the causes of the damaged land revenue in the process of land property rights system vicissitude.As a result, the reasons of benefits damage are that property rights is defined fuzzy and farmers’ land property right is incomplete.On this basis, government should give the relevant policy to promote farmland property right system innovation and protect the farmers’ land rights and interests.For instance, perfecting the property right of power, changing structure of farmland property right dual characteristics, establishing and improving revenue sharing mechanism and continue strengthening the finance support.
