Real estate is one of the basic national economic development factors of production, but also the basis for one of the industries of national economic development. The healthy development of real estate and real estate organization optimization is an important issue of China’s real estate development. After the reform and opening up, especially after the1998housing reform policy implementation, China’s real estate industry has been rapid development and become a pillar industry to drive economic growth. However, behind its rapid development, real estate investment and housing prices over brought a series of economic and social problems. In this context, the study of China’s real estate industry organizations and regional situation, you can learn from a dynamic point of view of market structure-market behavior-conducting market performance relationship, to identify the factors affecting market performance, optimized for the real estate industry organizations to provide countermeasures.In this paper, using the harvard characteristics theory to study the real estate industry in our country, quantitative analysis the market structure, market behavior and market performance indicators. Results of the overall real estate market concentration is low, market structure are highly competitive monopolistic competition model. In the study of the national real estate market, the country is divided into the eastern region, the central region, the Northeast region and the western region, subregional market research. Research results in four different levels of development of the region’s industrial structure, the eastern region are highly concentrated market, the western region belongs to the low concentration of the market; Due to the different market structures, market performance in four areas showing differences. Market economy in eastern regions of highest performance, the western regional market lowest economic performance,,but the price earnings ratio is the highest in the eastern region. Since then, the article also analyze the influence factors of our country real estate market performance, the conclusion is that China’s real estate industry concentration degree, enterprise scale, the price of the enterprise behavior and the non-price behavior has a positive effect on market performance. But the company’s financial barriers are too high, the market has had a negative impact on performance.Finally, the article is given on the basis of the conclusions of the four suggestions, first, to strengthen the integration between the real estate industry, market structure adjustment; Second, according to the regional real estate development, scientific development of industrial policy; Third, companies insist on differentiation strategy, build brand value; fourth, improve the financial mechanism to ensure the smooth corporate financing.
