Housing problem is an important livelihood issues. With the deepening of reform andopening up forward, our population rising income levels, increasing demand for housing,housing supply and demand become more prominent, leading to high housing prices,making part of the urban housing needs of low-income families are not satisfied. Therefore,the state attaches great importance to this part of the population of housing difficulties,vigorously strengthen the construction of indemnificatory housing, increasing the supply oflistings, solve urban housing problems of low-income families to achieve the "HomeOwnership", as all levels of government benefits people’s livelihood, promote development,security and stability of the important initiatives and focus on the next period.Countries attach great importance to the construction of indemnificatory housing,while the implementation of the strict real estate market regulation, put vigorouslystrengthen the construction of indemnificatory housing as an important measure of realestate market regulation, the original commodity housing development market is alarge-scale construction of indemnificatory housing occupied. The real estate marketlandscape is undergoing dramatic changes,the market is showing a commodity housingand indemnificatory housing co-existence situation. In this context, the real estatedevelopment enterprises to face the opportunities and challenges of the marketenvironment, and how to develop strategies to adapt to changes in the market’sdevelopment, will become the key to sustainable development ability.In this thesis, indemnificatory housing and related domestic and foreign constructionmode theories and viewpoints were summarized, as ZBAK Company’s indemnificatoryhousing development project for the research object, the present stage of constructionenterprises to participate in the development of indemnificatory housing strategy wereresearched. Through the use of PEST analysis, SWOT analysis, the theory of strategicmanagement methods, the project implementation in the face of macroeconomicenvironment, internal and external conditions, strengths and weaknesses, opportunities andthreats, and other related factors were analyzed. Meanwhile, combined with the actualproject, the integrated use of internal rate of return,net present value,breakeven analysis,sensitivity analysis, hierarchical analysis and other economic evaluation methods andanalytic hierarchy process, to carry out quantitative research and analysis on theimplementation of the project. On this basis, proposed a targeted and application valuepricing, planning, financing, marketing, cost control, public relations and otherdevelopment strategies, and strive for the company’s development of indemnificatoryhousing projects propose realistic and optimal strategy with operational programs.In this thesis, from the perspective of the real estate development business, theindemnificatory housing projects development as a special commodity research and analysis, the relative maturity of the real estate project development theory and researchapplied to the development of indemnificatory housing projects, and strive achievedinnovative research and guidance, can provide experience with a reference value for eachof the enterprises to participate in the development of indemnificatory housing projects.In this thesis, through the research and discussion on the development strategies of theindemnificatory housing project development for ZBAK company, the conclusion is thatthe company participate in the development of indemnificatory housing project with thenecessity and feasibility, the thesis has proposed strong guidance strategies for thedevelopment of the project. |
