Comparative Analysis Of The Factors Effecting Real Estate Price In Coastal And Inland City

With the deepening fully market-oriented reform of the housing system, Realestate industry becomes one of important pillar industries in the national economy.The development of real estate industry likes a raging fire in some regions or cities,and real estate price rises year by year. With the development of real estate industry,there also emerge many problems. By comprehensive analysis of the currentdistribution of China’s real estate market development and the real estate price,finding real estate market development and real estate price in the eastern coastal areacities are significantly higher than those in the central and western regions. This paperis based on the previous research on real estate price and the unbalanced spacedistribution status of the real estate market and price in China, and hope to make aninternal cause exploration of the real estate price differences in coastal and inlandcities from the point of view of the factors affecting the price of real estate.In order to attain the expected study goal, four aspects of work has been done.Firstly, this article summarized the theory related to the real estate form three aspects:the real estate price meaning and structure, theoretical basis and characteristics.Secondly, in this article, according to the economic, social, policy and location, theinfluence factors of real estate price in coastal cities are divided into four kinds, so asto summarize and analyze the influencing factors of each kind in detail and to explorethe relationship of each influence factor and the real estate price; Again, the affectfactors datum was collected, according to the analysis of the factors influencing thereal estate price, and in order to ensure the integrity of the analysis, the othersimilarity factors were chose to instead of those that data acquisition is difficult ordifficult to directly show, on the ground of the influence factors needed is determined,the affect factors datum was got form the City Statistical Yearbook. Lastly, theinfluence factors of real estate price in coastal and inland city were comparativeanalyzed from time and space aspects, to explore the underlying causes of real estate price differences in coastal and inland cities.The results obtained are as follows: from the perspective of time, the maininfluence factors of real estate prices in Qingdao and Weihai are the port throughputand resident road average area; but the housing price in Wuhan and Luoyang ismainly determined by the urbanization level, the construction cost and city real estateinvestment. From the results of analysis, the reason for the difference of real estateprice in two areas is mainly caused by the factors that influence the real estate price isdifferent. In the long term, the influence degree of these real estate price affect factorswill become larger and larger, and the difference will be more and more obvious.From the perspective of space, geographic location and natural climate condition,such as the coastline length, average relative air humidity, annual average temperature,annual rainfall, annual average sunshine hours and annual maximum temperaturedifference, have significant effects on real estate prices, and with the distance from thecoastline more and more far, natural climate condition become worse, the real estateprice is also lower and lower. Therefore, from the overall analysis of real estate pricein coastal and inland city, the real estate price difference caused by space naturalclimatic factors is difficult to avoid; but the real estate price differences caused by thetime factor indexes can be reduced through the reasonable city planning andgovernment intervention policy.
