The problems of urban transport are becoming increasingly significant with the rapid development of social economy and urban scale. Urban rail transit (URT) system, having the advantages of high capacity, speed and reliability, will play a crucial role in tackling traffic congestion. And URT system will provide diversity for the urban public transportation and bring external benefits to the catchment area at the same time. Therefore, how to define the scope of catchment area of URT is a vital issue of urban public transportation. Presently, the majority of extent benefits brought by URT have been fed back to the land developers. In order to relieve the financial stress of government, how to return such benefits back to rail system opportunely and effectively has become a pressing concern. As a result, the establishment of quantitative analysis methods for measuring and estimating the scope of catchment area and benefits of URT will have both theoretical and practical meaning.Firstly, the relationship between rail transit and real estate development was illustrated by the dynamic feedback relationship and the stimulation effects from URT on real estate development. Afterwards the thesis proposed the model mechanism for identifying the scope of catchment area URT corridor which having the stimulation effects. The thesis evaluated two models, which are based on accessibility and travel cost respectively, using the criteria of model parameters, theoretical mechanism and model credibility, and proposed the model based on travel cost to identify the scope of catchment area. Taking Chengdu Metro Line1as an example, the thesis calibrated model parameters with the actual data and analyzed the model results.Secondly, on the basis of the above calculation, the category of different land-use had enormous effects on the rail stations. Therefore all of the stations were categorized based on hierarchical clustering method. Except for regarding ocean park station as a single class with the nearest neighbor method, all of the others were categorized into three classes with wards method.Thirdly, after evaluating two models though model application, parameters, theoretical foundation and credibility, the thesis established a model based on station categorization for effects on real estate price.Finally, the thesis made a case study to the residential communities along the Metro Line1in Chengdu to analyze and verify the model. And the input and output parameters of the model were confirmed by qualitative and quantitative analysis. The foundation of above research, the parameters of the model effects on real estate price was calculated by real data of Metro Line1and tested by F-statistic, T-statistic, R-squared observations. After the result analysis, the improved model can be applied for predicting real estate prices which are affected by the URT.
