In the world, a serials of concept about low carbon materials,low carbon city,low carbon tourism are appeared in front of the public Since reducing carbon emissions of climate warming.Construction field as high carbon emission industries has gaved the low carbon building and maked the industrialization of housing as a premise to promote "low carbon housing"development.Low carbon buildings in some developed countries has achieved great development; However,China construction industry still dominate the traditional development mode of extensive. The low carbon building (housing) research mainly focus on "low carbon housing" system, evaluation and so on by far,which leads to few study about its cost and return. Under the dual pressures of the deterioration of the environment and urbanization accelerating, the research about "low carbon housing" in China has seriously hindered the construction business development. Although a few construction of "low carbon housing" promoted our country "low carbon housing" development, which not widely carried out in the community.In order to solve "thebottleneck" problem, hree partys mechanism about cost compensation and benefit sharing within government departments, public enterprises and development of enterprises by game theorythis was established, which provides the beneficial reference to the development of "low carbon housing".the purpose and significance to select mechanism about cost compensation and benefit sharing of industrialization "low carbon housing" based on the research background are expounded, and research contents, methods,technical route are gived in this paper; the development of industries relevanted the theory and technologies of "low carbon housing" is described, and prefabricated "low carbon housing" to compare with traditional housing on the entire process of construction, construction technology,construction technics and other aspects are selected; cost and benefit compositions of prefabricated "low carbon housing" from all life cycle perspective after giving relevant technology of prefabricated "low carbon housing" are analysed. Mainly research prefabricated "low carbon housing" incremental costs and incremental benefits through difference comparison with traditional housing; Studying on the mechanism of prefabricated "low carbon housing" about cost compensation and benefit sharing after giving it incremental costs and incremental benefits, this part structure three partys mechanism model of cost compensation and benefit sharing within government departments, public and enterprise development by game theory, then calculate three Nash equilibrium solutions through the converse inductive method, and conclude the p*1, P*2, p*3combined probability can effectively promote development of industrulization "low carbon housing"; Finally, the feasibility of this mechanism by construction case after establishing the mechanism is demonstrated and this mechanism optimization approach is gived, which arguments the p*1, P*2, p*3combined probability of this mechanism can increase continually through constantly circulating game.
