The commercial housing transactions has become active unprecedentedly again,the role and the orientation of the consumer has also changed greatly, with themature of the real estate market. The time in which house should be purchased bylong line has ended, real estate enterprises must face the consumer whose knowledgeand attitudes become more mature and rational. In recent years, the clients rightsevents has taken place all over the country and its influences have waken up the realstate enterprises, enterprises need to face up to this phenomenon, not only to build upa sense of crisis and establish response mechanisms, more importantly, from astrategic point of view on how to build and maintain good customer relations. Thenmake it become the core competitiveness of the enterprises, become the powerfulguarantee for sustainable and healthy development. The development of customerrelationship management is relatively backward in our country, only a small numberof large-scale real estate enterprise is in the attempt to implement. Because fundsfluency requirement for real estate development is extremely high, cyclical marketfluctuations are likely to deal a fatal blow to the enterprise, pre-sale housing projectfor sustainable development is an important guarantee, excellent customerrelationship management can make enterprises break the troubles,when thedownturn in the market there is still a large number of loyal customers. This paperwill be based on a case study of Quanzhou’s local real estate companies. We areattempting to make an innovative marketing model, through to the research of thedevelopment of the real estate market at home and abroad and the real estatemarketing and the CRM strategy, combining the present situation of Quanzhou realestate market and the CRM implementation. The paper also proposes that Quanzhoureal estate should how to use marketing CRM strategy to control the developing ofcustomer events, promote the enterprises ’s image in the minds of consumers, furtherto bring substantive help on the sale, provide a powerful guarantee of the enterprise’slong-term development.
