In this thesis, Guiyang A commercial real estate company plans to locate the main line Mproject, in the form of case studies of the project objective statement and a comprehensiveanalysis of the well-known consultants based in part on data provided by the company aswell as raw data, elaborate plan to locate commercial real estate projects ideas andoperational processes.This paper uses the Potter "five forces model" and with the SWOT analysis of thepre-positioning planning tool Guiyang A competitive environment and commercial realestate commercial real estate company M project, including but not limited to the status quoof the city’s economic development projects, the development of urban space analysisplanning, urban commercial real estate development status and other factors, as well asfunction, image, quality, customer base, formats and other elements of the project analysispositioning.Meanwhile, this paper analyzes the various risks Guiyang A commercial real estate companyin the late M project will face, and made a specific risk control measures, such as policy risk,market risk, planning risk, operational risk; purpose is to a commercial real estate companyto Guiyang M projects to promote the work of well-ordered to provide some ideas to reducethe potential risk of the project and provide some support for the idea and other commercialreal estate company in Guiyang a project pre-positioning planning.Through the pre-positioning of Guiyang A commercial real estate company M projectplanning studies, we can see that the company’s senior management awareness ofcommercial real estate and commercial real estate projects planned pre-positioningprofessional team will be three or four cities restrict the development of major commercialreal estate factors; future work with China to promote urbanization, town or city districtcommercial real estate projects will inevitably encounter the same problem, this paper hopesto commercial real estate company in Guiyang a pre-positioning M project planning studiesto tease out the three or four lines Trader mainstream ideas and rules of urban commercialreal estate projects, and can provide some reference for the development of urban planningand development of commercial real estate industry.
