Recent years, with the rapid development of the social market economy, science and technology, the development of China’s building is to the direction of intelligence. People’s requirements for an intelligent, safe and comfortable living environment is growing, which makes the building automation system more and more interoperable. Besides, with the functional requirements of intelligent building is constantly increasing, buildings need to monitor and save more and more variables, which puts high demands on the building automation system in real-time and accuracy.Continuous development and promotion of BACnet standard, together with the rise of real-time database and its application in condition monitoring systems, provides a new way to solve the problems above. The combination of real-time database technology and BACnet standard makes building automation increasingly integrated, networked and intelligent, which has great significance to the development and application of building automation systems.Based on the design principles of intelligent building automation systems, combined with China’s practical application situation, the author designed and implemented a building automation system based on BACnet standard and real-time database. After the research and analysis of the component and functional architecture of building automation systems, this paper proposes a strategy that data acquisition from field devices via real-time database, and the real-time monitoring and control of field devices realized through the device driver.In order to support BACnet standard, the model of BACnet protocol was analyzed, include its characteristics, architecture and protocol stack encoding rules. The API of real-time database was described detailedly for it connects the upper application and the field control equipments, and a device driver that conforms to the BACnet consistency was developed based on these API functions. Two implementations was used in the data link layer: MS/TP and BACnet/IP, to adapt to different needs in practical applications. Finally, a performance test was conducted on the real-time database and the developed driver to verify if they can well meet the demands of building automation systems, besides, an application instance of the designed system was presented which named Hainan Qixianling Hilton Hotel project.
