| With the continuous development of our society, community has becoming one of the most important living places in citizens’ life. As the manager and maintainer in community, the property management stuff not only need to provide adequate domestic installation, but also need to improve the ability of intelligentized management using the information technology to meet the current development trend. The informationized and intelligentized property management system (PMS) can help the manager and house-owner to deal with routine issues better and avoid the restriction of human influence.Considering the requirement of current citizens’life, anew PMS based on B/S frame is designed and achieved according to the basic principles of PMS in this research. The research results conclude:(1) The research status of PMS is investigated, the defects of current PMS are analyzed, and the key technology of PMS is discussed.(2) The needs of house-owner and property manager are analyzed and the frame of PMS is designed to meet the characteristics of fast, scalable and reusable properties.(3) The database of PMS is designed from the logical and conceptual aspects. The detailed achieve method as well as the two important modules in PMS are especially analyzed.(4) The function and property of the PMS are tested and validated.With the using of the system designed in this research, the efficiency of property management is greatly improved and formed an effective and convenient management module. Relationship property management, property services and live among its primary for the effective coordination, aiming to provide a real digital community service for citizens. |
